Penrose Lane in Yerington NV: Proposed 4.6 Million Square Feet of Data Centers

Michelle Sanow-Trevino lives in Mason Valley NV and shared a re-zoning request notification for her neighborhood in the Penrose LANE area that will be heard at the Board of County Commissioner meeting on August 7, 2025 at 27 S. Main St. in Yerington NV. Copia Power DevCo, LLC is applying to change 505 acres FROM Rural Residential 20 acre lot minimum/Agriculture TO “Specific Plan” Zoning for the proposed Monarch Data Center. The planned Monarch is 1000 mega watts, 4.6 million square feet of data centers including battery energy storage systems, natural gas backup system, electrical substation, and high voltage power system. If it’s rezoned, the L & M Family Limited Partnership and Masini Investments would plan to sell these properties to Copia Power DevCo, LLC.

“The Lyon County Planning Commission, during its July 8 meeting,unanimously recommended approval of Copia Power Devco LLC’s request for a master plan amendment from Agriculture to Specific Plan for its proposed 1,000MW (megawatts) data center.

“If fully approved, Monarch Data Center will be made up of 14 separate buildings across two adjacent parcels. The northern parcel is roughly 240 acres and located at 150 Penrose Lane. The southern parcel is approximately 265 acres at 155 Penrose Lane.

L&M Family Limited Partnership is listed as the owner of the northern parcel, while Masini Investments appears as the owner of the southern parcel. While the owners appear as different entities, they are, in fact, owned by the same party. The overall owner was not identified in the submitted materials.”
